You’ve just leased a space for your new restaurant. It’s showing its age, however, and it needs updating.

Or you’ve just leased a restaurant that most recently served Mexican food and you plan to open a Japanese/sushi restaurant.

Do you gut the place and start over, or do you just update it?

The answer, of course, depends on your budget as well as your timeline because complete renovations cost more and take longer than simple space updating.

The answer also is affected by what you intend to do with the space, and what preceded you.

Taking the example above, changing a Mexican-themed restaurant to a high-class Japanese/sushi establishment probably call for a full renovation.

Moving a family restaurant to a Mexican restaurant, however, probably can be done with a relatively simple update of the space’s décor.

Whether you decide to gut the space for a full renovation or perform a simple update yourself, read below for some tips on saving money.

• Decide upfront what is absolutely critical to do and what can be left to later or taken off the to-do/want list entirely. Then make sure that the must-haves are done, leaving the would-like-to-haves for later, if your budget can accommodate them.
• Go for the high-impact elements that make a big difference in your restaurant’s décor as well as functionality for the biggest bang for your buck. Renovations that “just” include new paint, lighting, landscaping, upholstery, and finishes can make a dramatic difference at an affordable cost.
• Know what your menu’s average price point will be and then look for design elements, fabrics and materials that reflect that. If, for example, your average entrée comes in at $50, you could opt for the more expensive tile, rather than the budget WHAT.
• If renovating, think about what you could add that could add revenue. If the space doesn’t have a bar and your vision for you restaurant will accommodate it, consider adding a space to sell alcohol. (Remember, however, that bars tend to attract a younger, louder clientele. If you want to add a bar but you still want to attract a more refined crowd, consider a wine bar, for example).
• Always, always, always factor in unexpected expenses. They always come up, whether you’re updating or undergoing a full renovation. Place some wriggle room in your budget. You’ll never be sorry that you did so.
• Speaking of budgets, if you’ve decided to update/renovate while keeping your restaurant open, remember to factor in any lost sales you may encounter because you need to close off sections of your restaurant as the update progresses, or you need to close it entirely for a few weeks while you update.

The National Restaurant Association in fall 2013 surveyed about 1,300 chefs (members of the American Culinary Federation) to find out what they believed would be the hot trends in 2014 and the coming months in food, beverages, cuisines, and culinary themes.

 

The survey found that the top trends included (but were not limited to):

 

  • Meats, seafood and produce that are locally sourced
  • Environmental sustainability, including sustainable seafood
  • Gluten-free cuisine
  • Children’s nutrition
  • Non-wheat noodles and pasta such as rice, buckwheat and quinoa (see the gluten-free trend, above)
  • Items “branded” by a farm
  • Reducing food waste by using all of the animal or plant
  • Grazing (small-plate sharing and snacking rather than eating a traditional large meal)
  • Fruits and vegetables for children’s side items
  • Smaller and half-portions

 

If you’re serving seafood such as salmon, the trend today – what your customers want – is to absolutely make sure it’s freshly caught and, if possible, caught locally.

 

 

These cuisine trends lead naturally to design trends for your space.

 

We’ve found that diners today want an “authentic” experience to go along with their “authentic” meals. This means they’re more willing to share this experience with their fellow diners, calling for a more open and communal dining experience (for Millennial-aged diners, in particular). Hence, some restaurants are opting for communal dining tables.

 

Designing a space so that the kitchen is open – without causing a distraction for your chefs and cooks – and a focal point for the restaurant, also is becoming more popular.

 

Openness and communal dining also are seeing a growth in what is known as a “fast casual,” environment, allowing customers to also see their food being prepared as they order it (think Chipotle Mexican Grill restaurants).

 

So what does this mean when it comes to these trends influencing restaurant design today?

 

  • If your restaurant provides services to an upscale clientele, be aware that they’re looking for a more causal feel as they dine.
  • If you don’t have an open kitchen, or one where diners can see their meals being prepared, consider at least having an “exhibition” cooking area where patrons can watch your chef at work. (All the better if your chef is well known.)
  • As you opt for that casual/upscale look, remember that your diners want to feel as if they belong there, as if they’re headed to their favorite neighborhood eatery. (If possible, get to know your regulars and call them by name.)

 

Seriously consider hiring an interior designer, particularly one – such as Jones Baker – who has considerable experience designing restaurant spaces.

 

Whomever you choose to help design your space, make sure he understands how restaurants operate – how food flows from kitchen to your diners’ tables. He should understand this flow from both your employees’ as well as your customers’ point of view.

Jones Baker reimagined the central restaurant spot in the Quadrangle into three distinct zones. The front porch with Garage Doors opening up to streetside dining, the central kitchen – totally open with high community tables – a place to feel the energy and breath in the exotic flavors, and the soaring glass rotunda that evokes a festive street market. Inside and outside blur with unpretentious “street” inspired materials some direct from Thailand like Thai License plates, cardboard food boxes and graphic rice bags were used to give the space a casual and warm vibe.
